Naples real estate is seeing a new trend. The majority of new homeowners are young, single women. In fact, between 2001 and 2005 there was a 6 percent increase in female buyers.

Affordability, a closeness to entertainment, and a safe neighborhood are what most young singles are searching for. Recent immigrants and minorities make up more of the buying market. Some are purchasing condos to build equity so that they can purchase a bigger home down the line. Finally, retirees and empty-nesters are downsizing and relocating to active adult communities. They would rather live in smaller homes, nearby friends and entertainment.

Summer is now in full bloom. With heat spells circulating across most of the country, energy to run the AC has become scarce. There are some things you can do to cool off if your Naples home is without an AC.

First, hold something frozen in your hand for as long as possible. This is going to cool down your body for more than an hour and will decrease your temperature by as much as 3 degrees F. If it starts to hurt, stop. Even if you are not thirsty, drink a lot of H2O. You will want to make up for all of the fluids depleted from sweating. If you need to go outside, cover up with lightweight, loose-fitting clothing, but if you can, stay away from direct sunlight.

Turn off all heat sources such as lights or the computer. Take a cool shower or bath, making sure you get your hair wet. Place a damp towel behind your neck, on your forehead, on the inside of your wrists and elbows, and on the backs of your knees. The rest of your body will naturally cool down by cooling these points.

Go to the library, a bookstore, or other air-conditioned place if all else fails. People have lived for thousands of years without AC. Roughing it for a couple of days will not be that difficult.

It is not a problem to fix a couple of shingles. It is an entirely different, and more costly story, to fix the roof's entire structure. Similarly, repairing a leaking basement is easy. It will be a massive project to put in a new foundation. You will need to think about replacing pipes, wiring, and toxic building materials.

Thoroughly inspect the entire home and only move ahead if you truly believe that your checkbook, and more importantly, your sanity, can handle the project.

A large number of people in their 20s are securing Naples real estate . Owning a piece of real estate means more of a sense of responsibility and commitment, particularly for twentysomethings. The payback, however, is great. Individuals in their 20s are more inclined to invest in real estate than they were 20 years ago.

Money might be tight, but the freedom of becoming self-sufficient is worth a lot. Many young homeowners feel that rather than paying rent to somebody else, they would rather be paying a mortgage. A leaky toilet or new dishwasher might need to be bought on a credit card, but at 25, a Naples real estate investment is worth so much.

Naples real estate has taken steps to generate paperless transactions. Buying or selling a home is so much simpler with a paperless method. What's more, it will accelerate closings and save money. Going paperless is not as simple as it appears since we have used paper for so many years.

One of the toughest parts of using a paperless system is making sure agreements are protected. There is of course the chance of fraud even though electronic signatures were legalized in 2000. New laws make electronic transactions even safer, continuing the switch to paperless methods.

As this takes place, we will witness a better, more efficient method.

Many high rises throughout the country are going green, literally. Buildings in Chicago, and one day in Naples, are beginning to put in green roofs. These aren't roofs built from solar panels or renewable materials. From jasmine to herbs, here you can plant everything.

Potted plants have garnished rooftops for ages but this new form of roofing, complete with an one-of-a-kind drainage system, allows plants to actually root. Green roofing allows for a lot of benefits. Above all, the greenhouse effect is lessened as cooling needs are decreased by close to 25 percent. Plants will absorb the heat radiated from concrete and blacktop.

A rooftop conservatory is more visually pleasing than a flat, black roof. With a green roof, you have a place to stop and smell the roses, whether you plant grass, flowers, or brush. As of now, green roofing is only found in the big city, however, keep an eye out for Naples homes going green.

Toys that come with cords are being purchased by more people. Almost every Naples home contains a variety of cell phones, computers, and iPods, which come with a slew of unattractive cords. Furniture with power strips, USB ports, and phone and Internet jacks are built right in are now being produced by many companies. Power sources can be concealed nearly anywhere, in end tables, work tables, and coffee tables.

A challenge that come with bringing power to end tables and coffee tables is staying away from spills. We are accustomed to keeping drinks away from the computer, but will we be able to keep them away from the coffee table? We will have to proceed with caution until cell phones and laptops are made water resistant. This style of furniture might soon become standard; as of now, it remains a luxury.

In-home recording studios are widely used for any serious Naples musician. According to Billboard reports, the total amount of home studios is on the rise, more specifically around Nashville, TN and Los Angeles, CA.

While traditional Naples apartment rentals are seeing a slight dip, student housing is still steady. According to a recent report, the median growth rate for every form of student housing has grown by by 7 percent. The highest increase, from 9 to 13 percent, was seen in homes with +3 bedrooms.

A lease remains by the unit, not the bed, and the majority of leases run the normal 12-months. Naples homeowners renting to students might find this news valuable.

An estimated 25 percent to 40 percent of condo conversions have gone back to rentals, nationwide. Naples real estate could be impacted by this change. Homeowners are encouraging tenants to come back after being unable to sell these converted residences.
