Has fixing up an old Naples home always been your dream? Make sure you take a long look at the "bones" of a property before you buy that potential jewel.

It isn't difficult to fix a couple of shingles. It is a very different, and more costly story, to repair the roof's entire structure. Likewise, repairing a leaky basement is easy. Putting in a new foundation is going to be a big project. You might want to think about replacing pipes, wiring, and toxic building materials.

Carefully inspect the entire house and move ahead only if you truly believe that your checkbook, and more importantly, your sanity, can handle the project.

You might not be a Hollywood star, but don't give up on your Naples home just yet. Some homeowners have vacated their house for days, or even weeks, for film or TV shoots. Production companies are prepared to pay big for the use of the ideal home.

For a few, the money, and the glamour is worth it. For others, the idea of a repair person comming into their home causes nervousness. Even for fame, a hundred crewmembers can be impossible. Seeing your Naples home on the silver screen could be fun.

According to Reuters, Naples home mortgage applications increased by 2 percent in mid-September. Applications are at their highest level since this past April. This rise was fueled by a few main factors.

The first is a drop in interest rates by the Federal Reserve. With a lower interest rate, more homeowners are urged to refinance. A surplus of homes on the market is the second component. Prices are driven down with a surplus of homes.

Most of the time, it is a breeze purchasing a piece of Naples real estate . You end up with a great home in the community you have always dreamed of. Unfortunately, it is usually too late when you discover that your neighbors are an issue.

Disputes becomes extreme when one party decides to move away. It's smart to shower an unfriendly neighbor with kindness; you have a better chance an answer to your objections.

If you expect they in violation of any laws, be sure you do your research to figure out precisely what the local codes and rules are. If your interests are not answered you can then bring the city in.

A mediator can sometimes settle any arguments and the courts and police should only be called in as a last hope. You will be able to keep the peace with your neighbor if you have an open mind.

When the time comes to sell your Naples home , you should not panic just because the market is balancing out. All you must do is approach the situation with the proper background.

Setting the correct asking price is a great place to begin. Listing your house at or below the competitive market prices is usually best. You just might end up with a larger amount of money due to competitive bidding and are going to generate more interest at a lower price. You have a higher chance of getting your house sold now, rather than months from now, by promising buyer perks. It may cost you a bit more in the beginning, but with so many other options, you must set your home higher than the rest.

Finally, make sure both the outside as well as the inside are in order. An unattractive home simply won't sell considering that looks are everything. By keeping to these clear cut tips, your Naples home has a better chance of selling .

There are a couple of things that could have an affect the sale of your Naples home . Fleas, termites, and bugs should not be the deal breaker. Before you even put your house up for sale, bring in an exterminator. Be sure all traces of bugs are gone before a prospective buyer even enters your home.

If you own animals, make sure fleas will not be problematic by taking preventative steps. Use a fogger and give your pet's flea medication to destroy remaining fleas. If possible, keep Fido outdoors until your home is sold. You can save time and money down the road by taking care of these steps now.

The hot months of summer mean beach parties and BBQ's. They also indicate an increase of fire risk. Be prepared so that in case of a fire in your Naples home , you and your family remain safe. In every room of the house, including the stairwell, install smoke alarms. Test and clean them each month.

Review and practice escape plans with your family. Make sure all exits are clear from obstructions and easy to access. Have all heating units and electrical outlets looked at frequently and never keep flammables indoors. Contact Naples real estate or your local fire department for more hints on fire protection.

Student housing is steady, in spite of a slight drop in typical Naples apartment rentals. According to a recent report, the median growth rate for all forms of student housing has increased by 7 percent. Properties with three or more bedrooms have experienced the highest increase, from 9 percent to 13 percent.

The majority of leases run the traditional year and remains by unit, not by bed. Naples homeowners renting to students might find this news beneficial.

Naples real estate might make the switch from huge McMansions to teeny, tiny homes. Plenty of Small House Society members are hoping to literally alter the way people live. The Small House Society gives info regarding construction techniques and about the specialists who design and build straightforward houses, ranging from 50 to 1,000 sq ft.

By living in these types of compact houses, tenants live simply and conscientiously and consume less energy. Small houses cost less to buy and are easier to maintain than a larger home. While small living is not for everyone, those who do live in a small space find the simple life to be "very relaxing."

The paint has been selected and the blueprints are drawn. It has come time to remodel your Naples home. However, be careful, the value of your house might drop from one mistake.

First off, avoid over expanding. Your house may be the nicest on the block, but when the time comes, it will be more difficult to sell. Also, don't try to make your house something it is not. Ktichens should stay kitchens and bathrooms should remain bathrooms.

The overall style or architectural design shouldn't be adjusted either. A remodel is a major cost, be sure to sufficiently budget. The majority under budget, in time and money, by 20-30 percent. Hire someone to do the job, unless you are a professional.

All upkeep should be properly maintained. Keep the exterior painted, the shrubs nice and neat, and the windows clean. Following these guidelines means that the remodel of your Naples home will be a success.

Naples real estate has gone to great lengths to implement paperless transactions. Buying or selling a home is so much simpler with a paperless system. What's more, it will accelerate closings and save money. However, we have depended upon paper for many years and going paperless isn't as clear cut as it appears.

Guaranteeing transactions are protected is one of the most difficult parts about using an electronic system. Electronic signatures were legalized in 2000 however, there is always the prospect of fraud. The change to paperless systems continues to spread as tougher laws make paperless transactions even more secure.

We will create a better, more successful method as this happens.

An estimated 25-40 percent of condo conversions have switched back to rentals, nationwide. This could impact Naples real estate . Property owners have been unable to sell these converted condominiums and are encouraging tenants to come back. You can add value to your Naples home by upgrading your kitchen or deck. Although, certain upgrades could essentially end up costing you when it is time to sell.

In hot, dry regions, adding a swimming pool is crucial. In cooler regions, a lot of buyers turn away at the thought of maintenance. A house with a pool might not appeal to some families with younger children. The new game room is great, but you probably didn't consider how it looks from the outside. A poorly planned addition will not sell, particularly when it does not fit the rest of the house.

Be cautious when following design fads. Above the counter sinks and mahogany cabinets will date a home, just like green shag carpet. When personalizing your Naples home, be smart and think ahead.

Rolling blackouts come with heat waves. There is no way to tell how long a blackout will go on and they can happen at anytime. It is necessary to be prepared when the power goes out in your Naples home .

For blackout info, speak with your local utility company. Usually, blackouts are planned based on geographic areas. If you are certain a blackout is coming, plan to go somewhere with power. Going to the movies, a shopping mall, a friend's house, or even on a vacation are all good choices when your home is without power.

Throughout the sizzling summer months, plan ahead with extra food and plenty of water. Store extra ice in the freezer and leave the refrigerator door closed. Food and water for your animals must not be forgotten. Make sure you have plenty of batteries, medical supplies, and other personal items. Remember that cell phone networks get congested in an emergency and your phone battery could die.

Above all, pay attention to folks who are most vulnerable to heat, more specifically, children and the elderly. Heat waves aren't going anywhere, mostly because of the earth's mounting temperatures, according to weather projections. Today is a good day to start planning for heat waves.

Looking to put in an extra room in your Naples home? You may want to try out outside sleeping areas. Outdoor "rooms," from bars to beds to end tables, are being purchased by more consumers To guarantee water and mildew stay out of your bed, these rooms are fitted with aluminum platforms, mosquito nets, nylon, and woven PVC.

These beds come ready-to-go and vary from extragagant models by Armani/Casa's Oceano, to the more reasonably priced versions, available at Home Depot or Lowe's. A canopied daybed in the garden will generally be a terrific spot to kick back and take a nap, although some climates don't permit sleeping outside.

Summer is currently in full bloom. Energy to run the AC has become limited as heat waves spread through most of the United States. If your Naples home is without AC, there are numerous things you can do to cool down.

Keep something frozen in your hand for as long as you can . This is going to cool down your body for more than an hour and will decrease your temperature by as much as 3 degrees F. If it begins to hurt, stop. Even if you aren't thirsty, drink plenty of water. You must compensate for all of the fluids lost from perspiration. If you must go outside, cover up with airy, loose-fitting clothing, but if you can, stay away from direct sunlight.

Turn off all the lights and any other heat sources, like the oven. Take a cool shower or bath, making sure you get your hair wet. Place a damp towel behind your neck, on your forehead, on the inside of your wrists and elbows, and on the backs of your knees. The rest of your body will naturally cool down by cooling these points.

If all else fails, go to the library, a bookstore, or other air-conditioned place. Roughing it for a few days will not be too difficult After all, humans have lived for thousands of years with no AC.
